The Process
Pre-Construction:

Meet with client to discuss needs and wants for their project

Provide client with Google Drive folder access

Submit needs and wants list to architect for schematic drawings
-
Contact local jurisdiction for building code, zoning, historical, or any other restrictions

Analyze potential size, type, and complexity of the project against restrictions
-
Review schematic design with client to ensure it meets their expectations
-
Identify any changes and resubmit to architect or notify architect to draft final plans
-
Publish plans to subcontractors for bidding
-
Meet soil scientist, engineer, and local utility providers at owner’s lot for build feasibility
-
Schedule client appointment with designer for interior selections
-
Establish tentative build schedule
-
Place bids and selections in the preliminary budget and develop an overall build cost
-
Write build contract
-
Meet with client to review the pre-construction packet and discuss next steps
Construction:
-
Client signs construction contract with us
-
Notify subcontractors of new build construction
-
Apply for required permits
-
Begin scheduling subcontractors
-
Permit approved
-
Subcontractors begin work
-
A TGU project manager on site daily to adhere to schedule and remedy any barriers
-
Google Drive folder updated as subcontractors are paid so client can see where their money is spent

Schedule all necessary inspections
-
Certificate of Occupancy issued/Project Complete
Post-Construction Assessment:
-
Blue tape walk-thru with client to address any issues
-
Applicable subcontractors scheduled for correction date
-
Warranty information given to and explained to client
-
Budget review
-
Request client feedback to improve for the next project
