Pre-Construction: Where Vision Meets Planning

Our Pre-Construction Steps:

  1. Meet with the client to discuss project needs and wants.

  2. Provide client access to a shared Google Drive folder for transparency and file sharing.

  3. Submit your “needs and wants” list to our architect for schematic drawings.

  4. Contact local jurisdictions for building codes, zoning, and historical restrictions.

  5. Analyze project scope and feasibility based on restrictions.

  6. Review schematic design with the client for feedback.

  7. Adjust design as needed and authorize final architectural plans.

  8. Publish plans to subcontractors for competitive bidding.

  9. Coordinate with soil scientists, engineers, and local utilities for build feasibility.

  10. Schedule client appointment with our designer for interior selections.

  11. Establish a tentative build schedule.

  12. Place bids and selections into a preliminary budget to determine total build cost.

  13. Write and prepare the build contract.

  14. Meet with the client to review the full pre-construction packet and next steps.

Construction: Where Craftsmanship comes to Life

Here’s where all the planning becomes progress — and your home begins to take shape.

Our Construction Steps:

  1. Client signs the construction contract with us.

  2. Notify subcontractors and prepare for mobilization.

  3. Apply for all required permits.

  4. Begin scheduling subcontractors.

  5. Once permits are approved, construction begins.

  6. A dedicated TGU project manager is on-site daily to maintain schedule and quality.

  7. Google Drive folder updated as subcontractors are paid — ensuring full financial transparency.

  8. All inspections scheduled and coordinated on time.

  9. Certificate of Occupancy issued — project complete.

Post-Construction: Finishing Strong
